STEP 1:
Check the Land Area Ratio (FAR) for your property in Delhi from the table below. If you have your plot size in yards, don’t forget to convert it to M by multiplying it by 0.836. The table below applies only to land in Delhi.

STEP 2:
For example, the size of your property is 300 square meters. Convert 300 square feet to square feet by multiplying by 0.83. After renovation, 300 square meters will be 250 square meters.
For a 250 sqm plot of land in Delhi FAR = 300 (as shown in the table).
FAR = (Total area of all floors * 100)/ Plot Area
Therefore, Total area of all floors = (FAR*Plot Area)/100
Total area of all floors for 300 sq. yards = (300*300*9)/100 = 8100 sq. ft.
(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)
STEP 3:
If you plan to use the full FAR of your Delhi property you can only build 4 floors under Delhi statutes. Therefore, the footprint per floor is 8100/4 = 2025 sq. ft.
Note: Balconies, mold parking spaces, basements, elevator shafts, and turbidity are not included in the Floor Ratio (FAR) calculation. This list is not exhaustive and some areas may be added as the drawing is completed.
PRACTICAL APPLICATION OF FAR
The most practical way to define the concept of area ratio (FAR) is to give an example. FAR 100 means that as a homeowner, you can build a one-story building on your property or a two-story building in the center of your property. FAR 200 means you can build a two-story building on your property or a four-story building on half of your property, and so on.
To continue the previous example, if you have 300 m2 yards (250 sq m) of land in Delhi, then the FAR (as verified in the table) is 300. This means you can build 3 floors with 100% area, which is 2691 sq ft (250 square meters) or 4 floors in (75%) of the area, ie. approximately 2,025 square feet (187.5 square meters).
